Q: What sort of things put tenants off'?
A: Smells and general cleanliness make a big difference. We recommend redecoration and new carpets as a minimum, but replacing switches, sockets, light pendants, door handles and toilet seats can all make a very noticeable difference. Seals on baths and showers are another area, where a couple of day's labour and some spare parts can give a shower enclosure a fresh new look. An overall deep-clean can also make all the difference.
Q: Is this work going to be viable?
A: A dirty and tired property will attract the kind of tenants likely to cause you issues and preclude getting a top rental figure. By refreshing the property and presenting it at its best, you will attract better tenants who are more likely to take pride in their home. Q: How does the billing work?
A: We act as a main contractor and take full responsibility for the delivery of the project. We are fully insured for all the work we do, and pay our subcontractiors separately. This leaves you with one itemised bill to pay from us, and a single point of contact for any issues.
